Conditions of Sale
All property is sold "as is." These properties may not conform to local building and zoning ordinances,
and the buyer should understand that environmental and/or watershed/water conservation issues may
affect the property. Yellow Medicine County makes NO WARRANTY that the land is buildable. All sales are
final and no refunds or exchanges are permitted. If special assessments have been canceled on a parcel,
they may be re-assessed by the township or city. If a parcel has cancelled special assessments, as
indicated on the Available for Sale List or Auction Sale List, the special assessments may be re-assessed
by the municipality. The appraised value DOES NOT represent a basis for future taxes, nor does the
purchase price of land reflect Taxable Market Value of the property.
IN ORDER TO PROTECT YOUR LEGAL INTERESTS, WE RECOMMEND THAT YOU CONSULT WITH YOUR ATTORNEY
PRIOR TO PURCHASING ANY TAX FORFEITED PROPERTIES.
IMPORTANT NOTICE: YOU MAY NOT HAVE CLEAR TITLE TO PROPERTY AFTER PURCHASE. Tax forfeiture will create
a break in the chain of title, and services of an attorney may be necessary to make the title marketable.
Items Needed To Complete The Sale:
*Cash or 2 checks (both payable to Yellow Medicine County)
*Social Security Number of all buyers if purchase price $1,000 or more.
Parcel Purchase Fees are as follows:
* State Deed = $25
* Assurance Fee = purchase price X 3%
* State Deed Tax:
If purchase price is $500 or less, then tax is: $1.65
If purchase price is greater than $500, tax is: purchase price x .0033
* Recording Fee = $46
Check #1 payable to Yellow Medicine County - for purchase price, assurance fee and state deed fee
Check #2 payable to Yellow Medicine County - for recording fee and state deed tax
Note: Yellow Medicine County cannot accept credit or debit cards for these transactions at this time.
Application for State Deeds will be submitted to the State of Minnesota after checks have cleared the
bank. Your recorded State Deed will be sent to you in approximately 90 days.
